Recently, Kyle Garrett, owner of Garrett Designs, contacted me about discussing the possible sale of her home off Old Ivy Road. She was concerned as most sellers are; about the present conditions of the market as well as the fact the she had recently purchased the home only three years ago.
With a great strategy and game plan, we went to work. During the listing period there were actually few showings. It is true that there are few buyers in the market. It takes the right approach and very upfront and collaborative teamwork between a skilled Realtor and the seller.
The fact that homes are receiving far fewer showings makes it extremely important to be ready and “go all out” when you do have a showing.
- The property should be in “showing” shape: it should be staged, any pets removed or put up, and all lighting issues and any other plans should be made prior to the showing.
- All agent and buyer prospects need to be made thoroughly aware of all the important features of the home.
- Intense and organized follow up will keep agent and buyer prospects interest level high until the buyers decide which home to make an offer on. A lot can be done to influence buyers to zero-in on our listings.
