80 years later, the Haynes Manor neighborhood appeals to Buckhead families just as it did in 1929 when Eugene V. Haynes began marketing the 200- acre development.
Haynes Manor, “Out Where the Hills Begin,” is how Atlanta jeweler and real estate developer Eugene V. Haynes marketed his 200-acre estate when he began selling it in 1929.
Haynes envisioned the neighborhood, just one mile outside of the Atlanta city limits, as “an address of social distinction” where kids could be free from the congested city streets of busy downtown Atlanta.
Traditional manor houses were strategically placed among the rolling topography of Peachtree Battle Avenue and the streets that weave through the neighborhood on both sides. Its close proximity to public transportation, private academies and the pending additions of Atlanta Memorial Park and Bobby Jones Golf Course on the site of the Battle of Peachtree Creek in 1864 made Haynes Manor a home section families could really identify with.
Today these are the same reasons why families move to Haynes Manor. Many of the homes in the neighborhood have been graciously restored and updated with today’s amenities, while others have been torn down and replaced with new homes. Home sites are generally a ½ acre or more with large front yards. Tree-lined streets and sidewalks are common throughout Haynes Manor, making it a very pedestrian friendly neighborhood. Sidewalks, bike lanes and the PATH lead to neighborhood highlights like Bobby Jones Golf Course, Bitsy Grant Tennis Center, Atlanta Memorial Park and playground, E. Rivers Elementary School and nearby Peachtree Battle Shopping Center.
E. Rivers Elementary School is located within the Peachtree Battle Alliance of neighborhoods at the corner of Peachtree Road and Peachtree Battle Avenue. E. Rivers was one of the first public schools in Atlanta, opening in 1917 as Peachtree Heights School. It was later named E. Rivers in honor of Eretus Rivers, an Atlanta real estate developer. E. Rivers has only about 590 students. It is an authorizedInternational Baccalaureate World School which today is a mandate of all Atlanta Public Schools in Buckhead. Many are familiar with E. Rivers because of its “Field of Dreams,” which plays host to Buckhead children’s soccer leagues. It also has a basketball court, a ¼ mile track and a playground. E. Rivers feeds into Sutton Middle School and North Atlanta High School.
The average home in Haynes Manor today has four bedrooms and 3½ bathrooms. While lots originally sold between $1,250 and $4,250, today the average home sells for $1.142 million. Generally homes are priced anywhere from $600,000 to over $5 million. I think Mr. Haynes would be very proud of how the neighborhood has stood the test of time and maintained many of the attributes that made it such a special place when he began marketing it over 80 years ago.
