With continuing news of low inventory in Atlanta, some home buyers are very anxious to find a home. When they do find one they are interested in, they are ready to act quickly! In their eagerness buyers brainstorm on ways to make the deal “sweeter” to the seller or do something to beat out a competitive offer. One way they try to do that is by not making their offer contingent on a home inspection.
As an agent, I don’t advise my clients to skip home inspections. While there are many things buyers can see with naked eye there are many other things that only a good home inspection can uncover. It is important for a buyer to know what may or may not need addressing prior to actually buying the property.
Here are some things to consider when getting a home inspection:
1- Hire a Professional. Ask around, rely on recommendations from your real estate agent and other real estate professionals. Then, in order to make sure your inspector is a competent professional, do a little research on your state’s requirements, certifications and professional designations and verify the experience and knowledge of your inspector.
2- Make a list of Costs. You will undoubtedly have found a few things on your own that you will want to repair or change. It could be as simple as paint colors or as involved as changing flooring. Make your list and your cost out. Once the inspector has given you his report add items from his list that may increase your costs.
3- Negotiate Repairs. Once you have your list and the inspectors, you can go back to the negotiation table and ask the buyer to repair the items or they may choose to give you a credit on the purchase price to repair the items on your own. As an agent, I have experience negotiating and working with a sellers’ agent to negotiate a good deal for you and can advise you on items that need to be attended to.
