The best way to understand your report is to accompany the inspector every step of the way. He or she can explain to you what they are doing and what they find. You may even take your own notes so you can have the information on hand for later if you want to do some research on your own.

Know the type of inspection report your inspector uses.
Before you hire an inspector, ask him or her what type of report they use. Some simply write up a narrative of their findings, sort of like an essay on the house. Others use a checklist or some type of computer-generated worksheet. Also, make sure the inspector goes into detail with whatever type of report is used. If he or she writes that the plumbing needs minor repairs, you need to know what those repairs are so you can decide how dangerous they are, how soon they need to be made, and how much they might cost.

If a faucet or a door needs replacing, these things may not deter you from buying the home. But if there is major damage to specific areas, it can end costing you in the long run. Electrical systems need to be strong and updated. The roof should not show signs of water damage. Plumbing should be in good shape, and the land that comes with the property should drain well after a storm. Some people even opt to have their inspections completed on rainy days so they can better test the roof and yard.

Some home repairs may seem like an easy fix, but you want to make sure they will not affect your health in the meantime. Radon gas exposure, mold, and bug infestations can put you at risk for numerous problems.

If you look at your home inspection report and still do not understand it, do not hesitate to ask questions. Most inspectors will take the time to explain the report in greater detail if necessary. If you cannot get help from your inspector, ask your real estate agent to help you understand the confusing parts, as he or she has probably seen her fair share of them throughout their career.
