Living in Atlanta is a wonderful experience. Not only have you chosen one of the most exciting cities in the world, but you have access to some of the top employers, schools, healthcare, restaurants, shopping and entertainment options in the country. From Braves games to concerts at Philips Arena, there is something to do every night of the week, or you can stay home and enjoy the city’s beautiful green spaces or barbecue with the neighbors and learn all about southern hospitality. The cost of living here is even lower than the national average.
However, before you move, you have to choose a place to live, and here are five things to keep in mind when buying Atlanta real estate:
1. What do you need in a home?
Before you can decide on a home or even a community, you need to know what you require in your future living space. Atlanta is home to million-dollar estates, modest starter homes, condos, townhomes and everything in between. Know the basics, like how many bedrooms and bathrooms you need. A four-bedroom home in Buckhead will usually cost far more than a four-bedroom home in one of the suburbs, so that might affect where you buy. Maybe you need a fenced-in backyard for your pets. You will not find that at a high-rise condo on Peachtree.
2. What do you want in a home?
Next, make a list of things you want but could live without if necessary. For example, maybe you prefer the master bedroom to be on the main level of the home or you want your own swimming pool, but you are open to homes without these features. This can also help you narrow down and navigate the many different styles of homes in Atlanta.
3. ITP vs. OTP?
ITP stands for “inside the Perimeter,” while OTP stands for “outside the Perimeter.” The Perimeter is, of course, Interstate 285 which basically forms a circle around the city of Atlanta. Locals like to joke about it, but what you want and need in a home can play a role in where to search. For example, OTP, you will find suburban cities like Marietta, Alpharetta and Roswell. In some cases, the cost of living is generally lower in these areas, and life is a bit more laid-back. If you live ITP, you might choose homes in neighborhoods like Chastain Park, Virginia-Highland or Ansley Park. These neighborhoods are in the heart of the city. You will be moments from the best restaurants and shopping in the South, and you can cut back on your commute time.
4. Commuting
Speaking of commuting, Atlanta has one of the largest concentrations of Fortune 500 companies, as well as hundreds of smaller businesses that are thriving. Many people come here to work. They may love their jobs, but they hate sitting in traffic. If you work Downtown, it may make more sense to choose a home in an area like Druid Hills or Grant Park than it does to choose a North Atlanta suburb like Milton or Johns Creek.
5. How do you spend your free time?
Finally, take a look at what you like to do on the weekends. When it comes to entertainment, Atlanta offers a diverse selection. If you love to shop and spend Friday night listening to live music and having a drink with friends, Buckhead is the place to do both. If you enjoy getting out on your bike or jogging, you may want to live in a neighborhood like Brookwood, Collier Hills or Atlantic Station. There are so many options for every lifestyle.
