You think it’s taking forever for your house to sell? Consider Dean Gardens — it’s been on and off the market for 15 years and never sold.

To that end, the 58-acre north Fulton County estate is back on the market and priced to sell at $13.9 million, or so the listing agents hope.

Asking price for the Old Alabama Road property, which includes an eight-bedroom pink mansion, 18-hole golf course and wedding chapel, has ranged from $20 million to $40 million over the years. There have even been a couple of contracts, but none ever closed. The new price should help seal a deal, said Jenny Pruitt, chief executive of Atlanta Fine Homes Sotheby’s International Realty.

“In the past, I think the price was too high at $40 million, but this is 58 acres, and I don’t think there is any other property in the area like this,” Pruitt said. “At $13.9 million, it is the deal of a lifetime.”

The house, most recently assessed at $6.5 million, took more than four years to build. It was to be the dream home for Larry Dean and his former wife, Lynda, said their son Jason Dean, who is one of two agents listing the estate with Atlanta Fine Homes Sotheby’s International Realty. The younger Dean said his parents planned to live in the home and use it for charity fund-raisers, but they separated not long after the project was completed.

Until this week, the property hadn’t been listed for four or five years, said Suzanne Close, the other listing agent.

“There are a lot of people looking right now, and we wanted to make sure if that person was out there right now, this has got to be it,” she said.
