Neighborhood Spotlight: Serenbe, a spectacular place to live and work (Dianne Harnell)

Many Atlantan’s have found their way down to Serenbe in Chattahoochee Hills to enjoy  the green space, the community, the restaurant and retail experience. Here is some background I have found about the City Chattahoochee Hills in Fulton County where Serenbe is located.

In December 2005 changes in the law allowed new cities to incorporate within three miles of an existing city.  In the winter of 2006, SB553 was introduced to incorporate the City of Chattahoochee Hills Country. This was passed into law allowing residents the opportunity to vote to come the city and on June 19, 2007 nearly  50% of the 1,381 eligible voters cast their ballots in the referendum  with 83% in favor of cityhood.

The City of Chatt Hills is part of the Atlanta region, which is highly urbanized.  Unlike the rest of the region, the city has remained deliberately rural with small pockets of land available for hamlet or village development.  Serenbe  is the only currently developed hamlet.  A hamlet is a mixed use development with 70% open spacethat allows office, retail and residential with a maximum residential density of one house per acre.  Serenbe has 1000 acres, with about 120 of a planned 1000 house units and supporting retail and commercial buildings in place.  The grounds also include an inn and an organic farm and a conference center.  Weddings abound on this spectacular property!

Development of the Serenbe community began in 2003.  Houses in Serenbe are priced from $275,000 to over $1,000,000.  Live/work; townhomes; cottages and estate properties are available. This home is located in the Rico community of Chatt Hills. The rural communities that are now a part of Chattahoochee Hills date back well over 100 years. Many of the families in the area have been here for generations. Historically, the rural southwestern region of Fulton County included several small ‘towns’, like Rico, Goodes, and Rivertown. The Rico area to this day is a distinct community within the City of Chattahoochee Hills.
